The first time you walked the Grand Lake loop, Downtown Wellen was a lunch district with a lawn. Foxtail Coffee opened early, Oak & Stone filled the middle of the day, and by the time the evening light hit the water, most residents were already back on their side of Wellen Park Boulevard.
That has been quietly changing all spring, and by the end of this summer it will not be recognizable. The tenants moving in are not filling a leasing spreadsheet. Read them together and a pattern shows up: nearly every Phase II operator is a regional owner with Gulf Coast history, and the mix is weighted toward the hours between dinner and last call.
Read the tenant list like a map, not a menu
The second phase of Downtown Wellen adds 44,000 square feet of new restaurants, retail, wellness services and professional offices, with openings anticipated in spring and summer 2026. The newest retail phase is 100% leased. The two mixed-use two-story buildings were designed by New Orleans-based Trapolin-Peer Architects, who also designed Downtown Wellen's existing two-story office building along Wellen Park Boulevard.
The scale matters less than the roster. This is not a food-hall brought in from a national developer's catalog. It is a curated bench of operators who already live and cook and sell within a thirty-minute drive of the Grand Lake, plus a small handful of chains chosen to fill specific gaps.

Notice what is missing. There is no national coffee chain announced for Phase II. There is no franchised burger brand. The comfort-food slot went to a chef with a name, the bakery slot went to an operator with an existing following in Englewood, and the boutique slots went to owners who already know what a Venice or Sanibel shopper walks in wanting. If you have watched other Sarasota-area developments open, you know how uncommon that lineup is.
What the food-and-drink additions actually change about the week
For eighteen months, "dinner downtown" has meant Villani & Co., Oak & Stone, Acqua Pazza, or The Banyan House, with Foxtail and Bright Ice covering the sweet and caffeinated ends. That is a respectable rotation for a district this new, but it is a rotation. Four restaurants set the ceiling on how many nights a month a resident wants to eat here.
La Maison changes the morning by giving the Grand Lake walk a French pastry counter at the end of it. Grain & Berry changes the after-Pilates hour by putting a bowl-and-smoothie option next door to Club Pilates on purpose. Agave Bandido changes the late shift, because a tequila-forward concept behaves differently at 9 PM than a steak-and-whiskey room does. Easy Does It gives the Braves-game crowd a burger option inside the walkable core, which they did not have.
The president of Wellen Park has been transparent about how the roster was chosen.
"This next phase of Downtown Wellen reflects our commitment to creating vibrant, engaging spaces where people can connect and have conversations, whether they're meeting for breakfast, enjoying a fitness class, browsing local shops or simply gathering with neighbors. These new additions were curated with resident feedback in mind."
Read that alongside the tenant list. The word "curated" is doing real work.
Where Fetch Park and the trails change the mornings
The residential half of the summer story sits outside the retail buildings. Three additions matter for anyone who already lives here:
- Fetch Dog Park. A two-acre fenced haven with canine agility equipment, open grassy areas, jumping rings, a tunnel-topped mound, benches, and two large shade structures. Downtown-adjacent, with parking along the future Wellen Park Boulevard extension. This is the amenity most likely to reroute a morning routine, because it puts a real destination between the neighborhoods and Downtown Wellen for the roughly one-third of Florida households that own a dog.
- Oakheart Nature Trail. A winding 3-mile trail with shell paths and boardwalks along a 50-acre lake, wetlands, and preserved natural areas near the Everly and Lakespur neighborhoods. A fishing pier is planned along the route.
- Buttonwood Trail. A 2.5-mile shell path and boardwalk adjacent to Palmera, with a gated entry directly into the community; construction began in March 2025 and completes February 2026.
- Station 87 Park. A community space inspired by the nearby fire station, with custom firehouse-themed playground equipment, a large open lawn, and a pavilion for community gatherings; construction on the park and playground has been completed.
Together, that is roughly five and a half new trail miles feeding a new dog park and a new playground, all within walking or golf-cart distance of the downtown coffee counter. Wellen Park now has over 30 miles of trails and paths connecting to CoolToday Park, Downtown Wellen and residential neighborhoods.
The weekly rhythm at Solis Hall this summer
The other reason downtown looks different after 6 PM is that Solis Hall has been programmed like a small performing-arts venue for the hot months. Residents who have been assuming "nothing much happens in July" have not looked at the calendar.

Sources: The Solis Hall Summer Series runs Monday and Tuesday through July, August and September with hands-on workshops, wellness sessions and cultural programming, and includes a Friday Jazz Cabaret closing each month. Most events are free; the Jazz Cabaret is a ticketed evening with food and beverages at $45 per person, with limited spots. Friday Night Live seats a band on the Solis Hall stage from 6-9 PM with no RSVP required. Dueling Pianos runs the 2nd and 4th Thursday of the month on the Solis Hall stage from 6-9 PM. The Wellen Park Night Market fills the 2nd Thursday, 6-9 PM. A rotating Daily Live Music lineup plays under the Heritage Tree with the Grand Lake as a backdrop, 6-10 PM most evenings and 9 AM-1 PM on Sundays through November, moving indoors to Foxtail Coffee or Oak & Stone in bad weather. Line dancing is the last Tuesday of the month, and the Suncoast Humane Society brings adoptable dogs to Ace Hardware in Wellen Park the third Saturday of every month, 11 AM to 2 PM.
That is a schedule you can actually plan a week around, and it explains why the tenant mix leans into evening and wellness rather than a second Foxtail.
What to watch next
Two dates in your calendar are worth flagging. The Wellmar, a 148-room Marriott Tribute Portfolio boutique hotel with a rooftop bar, event spaces and lake views, is expected to open in 2027 in Downtown Wellen. When it does, the rooftop becomes the highest public perch anyone has had over the Grand Lake. Benderson Development is planning a 500,000-square-foot regional mixed-use destination at Tamiami Trail and West Villages Parkway, with a walkable curated mix of national, regional and local retailers and dining. That project is where the balance between local operators and national brands will be tested at a much larger scale than Phase II.
