🌀 Hurricane Season in Florida: How to Prepare Your Home and Protect Your Investment

As a local realtor in Sarasota and Lakewood Ranch, I understand just how beautiful life on Florida’s Gulf Coast can be—and also how important it is to be prepared during hurricane season. From June 1 through November 30, our area is at greater risk of severe storms, which makes now the perfect time to ensure your home is ready to weather whatever comes our way.

Whether you're a long-time homeowner or new to the Sunshine State, here’s what you need to know to protect your property and give yourself peace of mind.


1. Review Your Homeowners Insurance

Start by checking your current insurance policy. Make sure it includes adequate coverage for hurricane-related damage, including wind, rain, and flood protection. Keep in mind that flood insurance is separate from your regular policy and typically has a 30-day waiting period, so don’t delay.

2. Secure Windows, Doors, and Roof

Inspect your hurricane shutters for any damage and repair them as needed. If you've never used them before, practice installing them now so you’re not scrambling in an emergency. Also, check all exterior doors for secure locks and seals and have your roof inspected annually to catch loose shingles or vulnerabilities early.


3. Trim Trees and Clear Yard Debris

High winds can turn yard items into dangerous projectiles. Trim trees, especially those close to your home and remove dead branches. Have a plan to secure or store outdoor furniture, garden tools, potted plants and decorations before a storm approaches.

 

4. Install a Backup Power Source

Power outages are common during hurricanes. A backup generator—whether portable or whole-house—can keep your lights on, your refrigerator running and your family safe. Be sure to test it before hurricane season is in full swing.


5. Prepare a Hurricane Kit

Stock up on essentials before a storm is on the radar. Your kit should include:

  • Bottled water (1 gallon per person per day)
  • Non-perishable food
  • First aid supplies
  • Medications
  • Chargers and power banks

6. Key Essentials to Keep on Hand

In addition to food and water, make sure these critical items are ready and easily accessible:

Emergency Tools & Gear

  • Flashlights
  • Extra batteries
  • Battery-operated radio (for weather updates if the power/internet goes out)
  • Lighter or waterproof matches
  • Swiss Army knife or multi-tool

Important Documents (Stored in a Waterproof Container)

  • Homeowners and flood insurance policies
  • Birth certificates
  • Passports or valid IDs
  • Bank account numbers and financial information

7. Don’t Forget Your Pets

Your furry (or feathered) family members need a storm plan too. Be sure to pack:

  • Collars, harnesses, and leashes
  • Pet medications
  • Pet food and water bowls
  • A recent photo of your pet (in case you are separated)

If you evacuate, take your pets with you. Not all shelters accept animals, so research pet-friendly options in advance.


8. Have a Home Evacuation Plan

Know your evacuation zone (you can find it on your county’s emergency management website) and plan your route in advance. Make arrangements for pets and communicate your plan with family members.


9. Don’t Forget Your Investment Property

If you own a rental or seasonal property in Sarasota or Lakewood Ranch, make sure it’s prepared too. Hire a local property manager or trusted service provider to handle pre-storm preparations and post-storm inspections if you’re out of town.
